Northwest MLS (NWMLS) IDX Solutions

NWMLS USAGE
NWMLS is only available to member brokers. This means that IDX data may not appear directly an agent's site. The NWMLS, however, does allow for agents to gateway to or frame the brokers site and also allows for co-branding as long as the brokers banner appears as the prominent banner on the site. With these options, the best integrated solution for agents is the gateway option. This can provide nearly seamless integration with IDX data. NWMLS also limits brokers to two data feeds.

IDX DATA
The data from the NWMLS is high quality data nd is updated several times a day. The NWMLS also allows a large number of pictures.

IDX FEES
The NWMLS charges fees for an IDX solutions. Approval by the NWMLS can take up to two weeks.

MAPPING SOLUTIONS
Using a map search function should be carefully considered for this MLS. One of the significant problems with MLS mapping searches is number of listings that cannot be mapped accurately. In a random check of RMLS listings, only 81.3% of the listings could be accurately mapped to their address with another 7.1% mapped to the street. On the down side, 8.9% could only be mapped to the zip code. This means in a search by map, nearly 10% of real estate will not be found when searching via a map search. Therefore, the recommendation for the NWMLS is a good MLS search with optional mapped results.
