IDX Mapping Solutions
As the internet evolves, mapping solutions on real estate sites is becoming more and more important. There are several types of mapping solutions available and not every solution works well with each MLS.

Mapped Results vs Mapped Search
There are two major methods mapping for real estate. First is to perform a searchand then map all the properties found from that search. The second method is to use a map to define a search area and return all the properties in that search.

When comparing these two methods, each has their own advantages and disadvantages. When using the mapped results method, clients are relying on a traditional search to find properties. This may make it difficult to narrow a search to specific regions of a zip code. On the other hand, with a mapped search you are relying on the accuracy of the address entered to place the properties in the search area.

The ability to accurately map properties can be limited by a number of factors. The factors include...
  · Incorrectly entered addresses.
  · Poor mapping data in rural areas.
  · Clients or MLS's that hide their address from IDX.
  · New Subdivisions or Streets.

Many MLS's have only 50%-85% of their properties that can be correctly mapped. This means on a mapped search, there will be a very large percentage of properties placed wrong and they will either not show up at all, or will be placed in the center of the zip codes. With mapped results, all the properties will be returned in the results listsand the properties that can will be mapped. for the vast majority of uses, the mapped results is the most useful for your clients.

Enable and Disable Mapped Results
Depending on the needs of each web site, IDX mapping can be enabled or disabled. Additionally, CoreLevel provides data about the accuracy of the mapping in your MLS. This allows you to consider the effectiveness of mapping for your site. Once Results mapping is enabled, your sites users will have the ability to enable and disable mapping as they desire.

Maps Are Slow
An important consideration when enabling a mapping solution on your web site is the speed at which the map is displayed. Even though about 98% of REALTORS according to NAR have high speed internet at the office and at home, only about 51% of the general public does. When dealing with any mapping solution such as Google Maps, you must consider speed. Google maps and most other mapping solutions can take a minute or more to display on dial up. Depending on your area, Mapped IDX solutions may not be the best option for your site.

Core Essentials
Core Essentials is aimed at real estate professionals that are looking to an IDX solution, but do not have an existing website. Core Essentials are available for agents and agencies providing a free standing IDX solution that can be run free of any other existing site.

Frameable IDX
The frameable real estate IDX is the most common type of IDX integration available, however it also provides the lowest level of integration. A frameable IDX solution is where you place a page from a remote site in one window of your site. The main advantage of a frameable IDX solution is the rapid deployment. Some of the short falls include limited flexibilityand problems with advanced features such as emailing listings. Depending on your local MLS rules and the developer of your existing website, this may be your only option.

Gateway IDX
A gateway solution is a solution in which you actually leave your site to go to another site that hosts all your IDX information. This remote site will then be co-branded to look identical to your site and have a navigation system matching yours with the ability to link back and forth freely. This type of option works especially well with custom developed web sites and provides the end use with the appearance of a completely integrated solution. The main disadvantage of this system is it does not work with all template real estate web site providers. This type of integrate works very good for agents in an MLS that does not allow agents to host their own listings, but does allow "gateway" and "co-branding" options.

Integrated IDX
An integrated IDX is one that has the real estate MLS data embedded directly in your website. This is the ideal option since it provides the most seemless integration. This option is only available to people that have a website hosted on the CoreLevel real estate platform.
